Schedules of Condition

Depending on the condition of the premises you are proposing to lease and the repairing obligations, it is very often advisable to commission a Schedule of Condition.

The schedule records the condition of the property at the start of the lease with a written commentary and supporting photos. It can then be used as a definitive record against which a liability to repair can be offset at the lease end. It is useful whether you are taking a self-contained building, or a multi-occupied unit maintained by the Landlord through a service charge.

A Schedule of Condition is recommended wherever a new lease is entered into.
