The procedure for dealing with lease renewals is governed by the Landlord & Tenant Act 1954 (Part II). The Act imposes strict timescales for service of notices and counter notices. If these are not observed they can delay a landlord obtaining an increase in the rent and conversely result in the tenant losing their statutory protection to claim a new lease.
We have successfully represented landlords and tenants of both large and small properties. It is important that landlords and tenants take advice as early as possible.
